Legal Descriptions:

 

The beginning of the legal description (the first sentence) must immediately locate the real estate in one of the following ways:

 

  1. In a quarter/quarter section, town and range OR
  2. In a lot, block, name of plat/subdivision OR
  3. In a CSM with a volume, page and lot.

 

Samples of acceptable legal descriptions are as follows:

 

  1. A parcel of land located in the NE1/4 of the NE ¼ of Section 10, Township 26 North, Range 20 West, City of Prescott, Pierce County, Wisconsin described as follows: Commencing at the Northwest corner of said section 10…..etc.
  2. Part of lots six (6), seven (7) and eight (8) of block twenty (20) of the Original Plat of the Village of Maiden Rock, Pierce County, Wisconsin described as follows: Beginning at the most southerly corner…..etc.
  3. Lot 1 of the CSM volume 1, page 46

 

 

The following legal description beginning with “Commencing at” is

NOT ACCEPTABLE

 

“Commencing at the Northeast corner of the NW ¼ of the NE ¼ of  Section 10, thence S 50 feet to the south right of way……………etc.”
