Legal Descriptions:
The beginning of the legal description (the first sentence) must immediately locate the real estate in one of the following ways:
- In a quarter/quarter section, town and range OR
- In a lot, block, name of plat/subdivision OR
- In a CSM with a volume, page and lot.
Samples of acceptable legal descriptions are as follows:
- A parcel of land located in the NE1/4 of the NE ¼ of Section 10, Township 26 North, Range 20 West, City of Prescott, Pierce County, Wisconsin described as follows: Commencing at the Northwest corner of said section 10…..etc.
- Part of lots six (6), seven (7) and eight (8) of block twenty (20) of the Original Plat of the Village of Maiden Rock, Pierce County, Wisconsin described as follows: Beginning at the most southerly corner…..etc.
- Lot 1 of the CSM volume 1, page 46
The following legal description beginning with “Commencing at” is
NOT ACCEPTABLE
“Commencing at the Northeast corner of the NW ¼ of the NE ¼ of Section 10, thence S 50 feet to the south right of way……………etc.”
