Document Checklist

 

ü      Original documents or certified copies only. Black ink, except for signatures

ü      Original signatures are required.

ü      A notary’s authentication and valid commission date is required

ü      Your document format must conform to Wisconsin Act 110; Standard Document Format implemented Sept 1, 1996. Requirements include a 3x3 inch blank space in upper right hand corner, minimum ½ inch margins at the top of each page, minimum ¼ inch margins on sides and bottom of first page, white standard weight paper, no hinged pages. ü      A return name and address must be entered on the document either under the recording area on the right or else on the left within the top 3” of the page.

ü      The complete document must be legible and reproducible. Documents will be scanned and then returned to the name and address provided. A stamped, self addressed envelope is required. Click for requirements.

ü      Name of person drafting document

ü      Documents pertaining to real estate require the complete legal descriptions. If platted land you need Subdivision name with lots and/or blocks or the Certified Survey Map (CSM) document number, volume and page. If not platted, then will need the Section, Town and Range and the quarter section or quarter/quarter section. (e.g. NE ¼ of NE ¼ Section 3 Town 25 Range 16). A legal description with “commencing at” without identifying the quarter/quarter, section, town and range is not acceptable. Click for examples.

ü      The document must refer to land located in Pierce County

ü      Parcel identification number. The number on the document must be the same number as on the Real Estate Transfer form.

ü      A complete Wisconsin Real Estate Transfer form is required for conveyances.

ü      The correct fee. See Register of Deeds Fee Schedule

ü      Multiple mortgage, assignments or satisfactions may not be placed on the same instrument
